Garage Rentals

A. Each Riverwood resident is entitled to rent one (1) storage garage (one per owner/unit) on a first-come, first-served basis. Residents may rent more than one garage if available but only until such time as the space is wanted by another resident who is not currently renting a garage.

  • Rental shall be on an indefinite month-to-month basis.
  • A 30-day written notice of “Intention to Vacate” is required from the renter when they decide to vacate the unit.
  • A 30-day written notice to “Vacate the Premises” is required when the Riverwood Homeowners Association wants a renter to vacate a unit.
  • If a unit is not available, a “Waiting List” shall be maintained by the Garage Committee Chair.
  • The Riverwood Homeowners Association has the right to enter the garage at any time to inspect, make repairs, and to enforce the rental contract or as required by city codes or regulations. If the renter is unable to accompany the person entering the garage, a Board member or Maintenance Committee member may do so.
  • Extra padlocks or any change to the locks on garage doors may be installed only with prior permission from the Board of Directors, or the Garage Committee Chair acting on behalf of the Board. A renter will notify the Board or Committee Chair if there is a problem with the normal operation of the door or lock. 
  • If a renter decides to install a garage door opener after receiving prior approval, they do so at their own expense, but must provide a second opener to the Garage Committee Chair.  The renter may remove the opener when he/she ceases to rent the unit and reclaim the opener they provided to the Garage Committee Chair. 
  • The Garage Committee Chair shall maintain a duplicate key or opener for each rental garage.  It will not be released to be copied except under extraordinary circumstances and it must be returned immediately. A “locksmith” charge will be assessed in the case of failure to return the duplicate key for a garage that is left without an opener or key, or for the removal of any extra locks that have been installed for which no keys have been provided to the committee chair.  The RHOA will provide a key to the garage when it is rented, and each replacement or additional key will be available for a fee of $5 per key.

B.  The RHOA agrees to rent the garage space in a clean, dry condition and that there exists no known violation of any applicable building code, law or regulation.

C. The Riverwood HOA is not responsible for any loss or damage due to fire, theft, water, wind, hurricane or any cause whatsoever to the property of the renter, nor required to carry any insurance to comer same. 

D. The renter shall not commit a nuisance in or upon the premises that interferes with the comfort or safety of other occupants of adjacent buildings.

E. In the event that there is an un-rented garage available, the Garage Committee Chair may rent that garage on a temporary basis at an amount determined by the Board, to a homeowner or their guest for temporary storage of a vehicle.  All policies apply to this rental and the Homeowners Association assumes no liability for the property so stored. 

F. If a renter becomes more than 30 days delinquent in their rental amount, they may be asked to vacate the unit. Any delinquent fees will accrue interest at the rate specified in the CC&R’s. Legal fees may also be added.

G. If property is left in the rental unit after renter is required to vacate the unit, the RHOA will send a notice to the renter’s last known mailing address to ask them to clear the garage. After a period of no less that 15 days, the HOA may dispose of the property as it sees fit and may assess that cost (if any) against the renter, accruing interest as stated above.
