Policy: Architecture

All changes to the exterior of buildings must have the prior approval of the Architectural Committee. Change request forms are available in the Recreation Room in the red notebook, from your Riverwood Manual (paper or electronic), or from any committee member. Completed forms are to be given or mailed/emailed to a Driveway Representative, a member of the Architectural Committee, or mailed to the Architectural Committee, Riverwood Homeowners Association, PO Box 20453, Portland, Oregon, 97294.

The length of time for completion of a request which is approved will be at the discretion of the Architectural Committee. An extension may be applied for if necessary. A request which is approved but not implemented by the homeowner must be resubmitted to the Architectural Committee if the unit owner changes.  Renters and other non-owners must have the homeowner’s approval of the changes requested. The owner will submit the request to the Architectural Committee. 

The Architectural Committee or its appointed representative has the right to inspect any completed work for which a request has been submitted. 

REMEMBER: All changes to the exterior must have prior approval by the Architectural Committee.

All construction work must have the appropriate legal permits, which are to be obtained by the owner and the work should be completed in accordance with professional standards. 

Front Door Painting

If a homeowner wishes to have the front door color remain as is, do nothing. Maintenance will repaint the door in the original color at the time the siding is repainted in the driveway.  If the homeowner wishes to use a different color for the front door, the color must be approved by the Architectural Committee. Submit a paint color chip with the Committee Request form. The homeowner is responsible for all costs incurred in repainting a front door in any approved color other than the original. The front door must be prepared and painted in accordance with professional standards for the type of surface:  i.e.; metal or wood. The paint must be of high quality and suitable for exterior use.

Front Door Window Panels or Side Door Panel Replacement

The gold (brown) colored panels may be replaced by either colorless clear glass, opaque glass, or colorless plastic panels at the owner’s expense.  Replacements must meet standards for exterior glass. If a door has multiple panels, all panels must match. A request to the Architectural Committee prior to replacement is required. 

Garage Door Replacement

Approved doors are:

  • Clopay Model 4300 2” insulation, color brown.
  • Clopay Model 4050 1-3/8” insulation, color brown

The committee may approve the placement of rectangular clear glass windows in the top section of the garage door.

Satellite Dish Installation/Placement

The placement of a satellite dish and cable or wires may have an impact on the appearance of the complex and could affect the resale value of Riverwood units.

A homeowner must contact the Architectural Committee prior to installation of a satellite dish to ensure that the placement of the dish is as unobtrusive as possible, yet provides an acceptable quality signal, conforms with FCC rulings and safety issues. Dishes may not be installed on the roof or fence. Underground cables are to enter through a foundation vent. Exposed cable or a wire attached to the outside of the building is discouraged per our Architectural Committee standards. The homeowner assumes responsibility for the cost of any repairs needed should damage occur to the structure’s exterior in the placement and/or the removal of satellite dishes. At the time of a satellite dish installation, the installer needs to be informed not to remove or damage any existing cable wires. In driveways 10, 20, and 30 the dish should be installed on an under-eave mount if at all possible.
